The improvements located on the property may contain lead based paints, mold, asbestos, termites and/or subsurface oil tanks, and the Buyer has been advised of the possible presence of any and all of these matters and if the successful bidder, the Buyer shall purchase the subject real property and improvements understanding the responsibility for the existence and remediation of these matters are being transferred to and will hereafter be the responsibility of the Buyer upon the execution of an Offer to Purchase and Contract.

The property is being offered for sale for cash. THERE IS A 7% BUYERS PREMIUM ADDED TO THE ACCEPTED HIGH BID. The Buyer will be required to deposit $5,000.00 (Five Thousand Dollars) non-refundable certified funds upon acceptance of the high bid. Ten (10%) Percent of the purchase price is due within 5 Business days of Auction and the balance of the purchase price will be due within 30 days from Auction. The property will be sold in it’s present condition.
The seller will be responsible for the payment of the 2009 ad valorem taxes up to the date of closing. The purchaser will assume the balance of the 2009 ad valorem taxes due. Helen Baugess will be offering to sell and convey all of her right, title and interest in and to this property by a special warranty deed. The property is being sold subject to the conditions, restrictions, reservations and easements of record. The deed will be prepared by the attorney of the Sellers choosing and will be delivered to the Purchaser in exchange for the balance of the purchase price at closing, in the event this sale is approved. The seller will also pay for the necessary excise tax stamps to be affixed on the deed.
